Brandywine Realty Trust (BRT), one of the Nation's largest full-service real estate companies, was looking to convert an existing facility operated as a mechanical parking garage for almost 40 years until it closed in the late 1990s into a fully-automated, high-tech parking system (HTPS) facility. CHANCE Management Advisors, Inc. was retained by BRT as their parking consultant to provide support in the development, procurement and implementation of the PARCS (parking access and revenue control system), security plan, and wayfinding and customer information plans.

Crystal City is recognized as one of the most successful, mixed-use complexes in the nation. Charles E. Smith Commercial Realty (CESR, now a part of Vornado) was adding 150,000 square feet of retail use to the Crystal City development. Smith retained a team of consultants, headed by CHANCE Management Advisors, Inc., to prepare a Master Parking Plan to be coordinated with the designs underway for the increased retail square footage.

Bronx Terminal Market Garage Analysis

Related Retail Corporation (RRC),a commercial developer with a national reputation, planned a significant “big box” complex on the site of the Bronx Terminal Market within three blocks of Yankee Stadium. While the garage was not expected to be a large revenue generator, expectations were that it would at least be revenue neutral. Thus, the parking rates and projected revenue associated with retail parking needed to cover the operating costs and probably contribute to a capital improvement fund for future maintenance needs.
